Reference Procedure

 

We carry these checks out to ensure we have the best tenants for your properties and to ensure they get along with the other housemates!

 
 

STep 1

The first step to our reference check procedure it that when they book a viewing, we ask them to fill in a ‘Get to know you’ form. Straight away this will separate the professionals and students and we can approve dependant on the current households.

Questions asked during this process:

  1. Job title/employment status

  2. If they have ever been in rent arrears

  3. Have they ever been evicted, asked to leave or had to surrender a tenancy

  4. Why they need to move

  5. Do they have any CCJ’s


step 2

If the viewing is successful the prospective tenant will send a weeks rent holding deposit which can either be deducted from their first months rent OR their full deposit. This is to ensure we don’t have any time wasters. If they pull out of the application for reasons not stated in the holding deposit agreement, the holding deposit is not returned.

It’s at this point we also carry out our right to rent checks.

Once the holding deposit agreement is signed, we start the full application process. The application process asks for the following:

  1. Employment details

  2. Previous landlord details

  3. Previous address history

  4. Proof of employment

  5. Next of kin information

  6. Guarantor details (if required)

Why do we take employer details?

We take employer details to ensure the tenant is employed. A reference form is sent to the employer from our system asking the following:

  1. Is the tenant on a permanent full-time contract

  2. Does the tenant have a probationary period

  3. Can they confirm the tenants salary

  4. The details of the person filling out the form

Why do we take previous landlord details?

We take previous landlord details to get a good idea of what type of tenant we are referencing. The following questions are asked:

  1. How long have they been living at their property

  2. How much rent were they paying

  3. Has the tenant ever been in rent arrears

  4. Has the tenant ever showed anti-social behaviour

  5. Has the tenant caused any damage to the property resulted in a deduction from their deposit

  6. Would you offer this person another tenancy

  7. Any further information they believe would be helpful

Final Step

If the tenants application is successful we finalise it all with a contract and payment of the deposit and first month’s rent. We organise a time for the key handover and check in and complete the inventory at the same time. All our tenants have access to their own profile, where they can report maintenance issues and message us directly.

Our tenants tend to settle in quickly and we’re at the end of the phone if they have any questions.
